What Is Radon?
​
Radon is a naturally occurring radioactive gas produced by the breakdown of uranium in soil and rock.
​
Radon can enter buildings through openings between the structure and the soil, including foundation cracks, joints, utility penetrations, sump areas and other openings.
​
Because radon has no color, odor or taste, its presence cannot be determined through a visual home inspection. Testing measures the radon concentration present during the test period.

The U.S. Environmental Protection Agency recommends taking action to reduce radon levels when testing produces a result of 4.0 pCi/L or higher.

How long does a radon test take?
​
Radon testing during a real estate transaction is performed for the required testing period under the applicable testing protocol. The testing period is 50 to 96 hours. The monitor is then retrieved and the collected data is reviewed before results are issued.

Can you tell whether a house has radon without testing?
​
No. Radon cannot be seen, smelled or tasted. Testing is necessary to measure the radon concentration in an individual building.
​
What radon level is considered elevated?
​
The EPA recommends taking action to reduce radon when the measured concentration is 4.0 pCi/L or higher. Results below that level do not mean that radon is completely absent.
​
Does having a basement mean a house will have high radon?
​
No. Building construction can influence how soil gases enter a home, but it cannot predict the actual radon concentration. Testing the individual property is necessary.
